Six promises, in writing
Every agent who has heard of Zillow is right to be suspicious of a new portal. So these are written down before anything is asked of anyone.
- Your listings are yours. You can pull them out at any time and they are deleted — photos and all. The platform holds a non-exclusive licence to display and syndicate, revocable on exit.
- Leads on your listing go to you. Free. Always. This platform will never sell you a lead and will never sell your lead to anyone else. That is the rule that makes the Zillow comparison factually wrong, and it belongs in the terms of service, not just in a conversation.
- Never an agent, never a commission. Pulse Property will not employ agents and will not take a commission on a sale. It is not becoming your competitor — and under the Real Estate Agents Bill, it must not be.
- Nothing is exclusive. Keep your own site. Keep posting to Facebook. Keep everything you do now. This only adds.
- Your videos and social links are yours; we embed, we never copy. A video you link stays on your channel, keeps your views and your subscribers, and disappears from here the moment you take it down. Your website, Facebook, Instagram, TikTok and YouTube links point out to you, not to us.
- It costs you nothing to list, to syndicate, or to receive leads. If anything is ever charged for, it will be something optional whose value you can see for yourself.
What's in it for whoever builds this
Eventually: a custom domain and some extras for agents who want them, and listing space sold to developers who have marketing budgets. Not to agents. The honest answer right now is that it is being built, and it needs twenty agents to say what is wrong with it.
This is a demonstration
Demo data. Twenty-five listings, four agencies and eight agents on this site are invented. The names, the phone numbers (+501 600-xxxx) and the email addresses (@demo.invalid) are fictional and cannot be reached. Nothing on this site is for sale.
Every photograph on this site is AI-generated. That includes the listing photographs, which depict no real property, and the agent headshots, which are AI-generated portraits of fictional people — no real person is pictured anywhere on this site, and every portrait is labelled as such in its alt text.
Utilities — water, sewer, power and internet — are what an agent has described, not something we have measured. They are labelled that way on every listing, and where an agent has said nothing the page shows ask rather than a guess. The single exception is a clearly-labelled hint: Belize Water Services mains run south of the Boca del Rio bridge, so a listing south of it with nothing stated may say "likely BWS mains (south of the bridge)". That is geometry, and it says so.
The listings were placed on real cadastral parcels so that the geometry, the areas and the derived position attributes are honest. If a listing says a lot is 1,110 m² and 28 m from the waterline, that is measured from the parcel, not typed in.
Where the data comes from
- Parcel outlines
- Lands & Surveys Department cadastral extract (2021), courtesy of a local realtor — for demonstration. 13,570 parcels, Registration Section 42 (San Pedro). Not redistributable, and there is no bulk download on this site.
- Coastline, place names
- © OpenStreetMap contributors, ODbL.
- Basemap
- OpenFreeMap (OpenStreetMap data).
- Reef line
- Approximate. OpenStreetMap's Belize Barrier Reef polygon is traced within about 100 m of the beach here, too coarse to measure against, so the line shown is the eastern coastline offset 300 m east. Labelled as approximate everywhere it appears.
- Cost figures
- Belize MLS feasibility brief, 13 September 2026 (§1.5–1.6); Belize power brief and Ambergris water brief, 11 September 2026. Stamp duty, GST, property tax, insurance, BEL tariff, BWS tariff and HOA ranges are sourced there.
- BEL feeder
- Inferred from the boundaries BEL names in its own outage notices. Always labelled “likely”, never asserted.
Where the research could not establish a number — escrow holder, property-management fees, a specific insurance premium — this site shows ask rather than inventing one.
What is not built
Said out loud rather than left to be assumed: no Facebook syndication (it is a manual step), no e-signature or offer workflow, no title verification, no hazard or flood scoring beyond the sargassum shore rule, no rental-yield model, and no valuations of any kind. Those are the phase-two roadmap and they are more persuasive as a roadmap than as a half-working feature.
The four trust tiers are agent-asserted (default), parcel-matched (a parcel identifier was supplied and is consistent with the geometry shown), document-on-file (the agent has attached a title document — a land certificate or a title search — which we hold privately and never publish; the page shows only that it exists and the date it arrived) and title-verified (a named Belizean attorney checked the register on a stated date).
document-on-file is not title-verified and must never be read as it. It is a statement that paperwork exists, nothing more: we do not open it, we do not interpret it, and a buyer's attorney still does their own search. Nothing on this demo is title-verified, and nothing ever will be until an attorney has actually done it.
Title type is what the agent declares — one of Land Certificate (registered land), Deed of Conveyance, Lease, Strata title or unknown. "Clean title" and "clear title" are marketing phrases and are recorded as unknown.
