Demo shortcuts: after a listing is live, keep talking in the same thread — add: there's a private dock, it's actually 2.5 baths, change the price to 3,500, or just send more photos. One-word updates still work: reduced 425, sold, off market, back on, pending. Say new listing to start a fresh one. The thread survives a page reload.

Utilities go in the same way, in passing: it's on BWS water and sewer, BEL power with solar backup, Digi fibre. Nothing here ever asks you for them — say nothing and the listing honestly shows “ask”, which a buyer can tap. Attach a land certificate with 📄 and the listing gets a Title document on file chip; the file itself is never published.
